Het Land
On behalf of VOF Dijkzone, Ballast Nedam Development has developed and realized 40 homes in the beloved 1930s style. The VOF Dijkzone in Spijkenisse is a collaboration between Ballast Nedam Development, Dura Vermeer, and VORM. The project 'Het Land' Phase 13 in Spijkenisse has been completed, and all homes have recently been occupied by residents. It consists of 40 homes, including 36 spacious terraced houses and 4 semi-detached houses. The homes are gas-free and energy-neutral, meaning they have an EPC of 0. They are equipped with a heat pump with balanced ventilation and solar panels. As a result, the homes have very low energy costs and are environmentally friendly. The design is by Schipper Architects, and the construction was carried out by Ballast Nedam West.
‘Het Land’ Fase 13
'Het Land' Fase 13 is a beautiful neighborhood with plenty of greenery and water, offering a wide variety of homes. The neighborhood provides ample play opportunities for children. All 40 newly built homes in this project have been completed, consisting of spacious terraced corner houses and unique semi-detached houses in the popular 1930s style. With widths ranging from 4.80 to 7.00 meters, all homes are generously sized. The homes vary from 120 m2 GFA for a terraced house to 180 m2 GFA for a semi-detached house.

Area development 'The Elements'
'The Land' is part of 'The Elements', a large area development of approximately 3000 homes in a new city district along the Maas River. 'The Elements' is being developed in four sub-areas: 'The Dike', 'The Land', 'The Park', and 'The Harbor'. 'The Land' consists of approximately 450 homes and is situated between the city center of Spijkenisse and the Oude Maas river. The characteristic broad avenues, large front gardens, and beautiful details such as bay windows, roof overhangs, and brickwork patterns have all contributed to the feeling of the popular 1930s neighborhoods. 'The Land' is located just a stone's throw away from the center of Spijkenisse and other amenities such as supermarkets and the hospital.
In 2019, the construction of Phase 13 of 'The Land' commenced, and the entire development, including Phase 14 of 'The Land', is expected to be completed by the end of 2020. The development and realization of the sub-area 'The Harbor' are in full swing, with phases currently being implemented and new ones coming to the market soon.
