Ballast Nedam Development sells 137 apartments in Maastricht to two funds of Credit Linked Beheer (CLB) and Hinke Fongers Vastgoed

Ballast Nedam Development has sold two building blocks of the new-build project COUR, located along the Groene Loper in Maastricht, to CLB and Hinke Fongers Vastgoed. The transaction comprises 137 rental apartments, 35 parking spaces and approximately 230 m² GFA of commercial space. Capital Value advised on the sale on behalf of Ballast Nedam Development.

High-quality and sustainable residential development
COUR is a development by Ballast Nedam Development and represents a high-quality residential location along the Groene Loper in Maastricht. The project consists of 199 sustainable homes with energy label A+++, of which 137 homes are intended for the rental market and 62 for owner-occupation. The homes vary in size and cater to a range of target groups. Laudy Bouw is responsible for construction, with the start of works scheduled for June 2026.

The project has been designed with a strong focus on healthy and comfortable urban living. Architecture, generous daylight access, green inner courtyards and energy-efficient design principles all contribute to a future-proof residential quality.

From a transaction perspective, COUR is also regarded as a compelling example of sustainable urban development. According to Arjan Peerboom, CEO of Capital Value, the project demonstrates that quality and sustainability increasingly go hand in hand in new-build investments:
