The construction of the Fleur residences in Le Sud, along the Groene Loper in Maastricht, has commenced.

The start of the construction of the first 55 residences of Fleur in Le Sud, along the Groene Loper, was celebrated with a ceremony. Councilor Bastiaens, together with CEO Onno Dwars of Ballast Nedam Development, director Raymond Veugelers of Laudy Bouw & Ontwikkeling, and the buyers of Fleur, symbolically initiated the construction by placing the first pile. It is expected that the first residents will be able to move into their new homes in Fleur Le Sud by mid-2024.

Councilor Bastiaens: "Pleasant residential neighborhoods contribute to the health of our residents. As a municipality, we therefore opt for a mix of homes and vibrant functions. Just a stone's throw from the bustling city center, Fleur Le Sud on the Groene Loper offers everything for a pleasant living environment. This quality of life is also reflected in the high-quality and contemporary architecture of the homes in Fleur, which are also sustainable and therefore future-proof."
Balanced architecture

The 55 homes comprise the first two sections of a total of 91 ground-bound homes in Fleur, located in the southern part of the Groene Loper. Fleur was developed by Ballast Nedam Development. The architecturally outstanding design was created by the renowned firm Bedaux de Brouwer Architecten from Goirle, named Architect of the Year 2022.

Fleur consists of three separate sections with a unique typology specially designed for the curved streets. The design of Fleur is based on the proven architectural values of Maastricht. As a result, these white homes, based on the natural stone plinth, are timeless and sustainable. Due to the successful sales, the construction of the first two sections is now underway.

The townhouses, mansions, and luxury villas have their own parking courtyard. In the city gardens, residents experience an oasis of tranquility yet remain close to the cozy, dynamic city life of Maastricht. The interplay between the Groene Loper itself, where people stroll, and the excellent timeless design, energy and material efficiency, and attention to the health of humans and animals on the other hand, make this project a carefully balanced area development where Ballast Nedam Development's holistic vision is realized.

Green and sustainable with an "ecological penthouse"

All homes in Fleur are energy-neutral, gas-free, and have an exceptionally high circularity score with an average MPG of 0.48 and even 0.39 as the best score. This score is achieved through smart material usage, a light facade, and the use of wooden window frames. The air-to-water heat pump with cooling generates hot water for tap water and heating and ensures a comfortable temperature in the summer. All homes in Fleur are highly insulated, including triple glazing. By using balanced ventilation for healthy indoor air, you experience a pleasant and comfortable feeling throughout.

The roofs of the sheds, among others, are covered with sedum to combat heat stress and promote biodiversity. Each garden will also be equipped with a rain barrel, and vertical gardens will adorn the facades. Nest boxes for birds and bats are positioned in a unique location within the plan. At each setback in the facade, there is a "ear" on top of the roof. The "ear" is an architectural gesture to finish off a series of homes, but it is also the future living room for sparrows or bats, who can reach their nest through an opening in the "ear." A true ecological penthouse.

Onno Dwars, CEO of Ballast Nedam Development: "With the homes of Fleur, we are setting a new standard in the Netherlands. Not only is the performance on energy and environmental impact groundbreaking, but we also go all out in terms of biodiversity and climate adaptation. The green residential streets where children can play freely and the high quality in architecture are the crowning achievements of this project. The way we shape the area development at the Groene Loper and bring everything together is internationally an excellent example of what we can achieve in the Netherlands with a strong public-private partnership."
