The free sale of the second phase of the Hoven van Aarlesche Erven has begun. In the municipality of Best, located near Eindhoven, the new residential area Aarlesche Erven is emerging. A new green living environment where approximately 900 homes will be built in the coming years. Ballast Nedam Development and Novaform Vastgoedontwikkelaars BV are pleased to announce the sale of the next phase following the success of the first phase. 50% of the homes have already been sold in the pre-sale, allowing construction to start quickly.

With the 31 homes in the Hoven, high ambitions in terms of sustainability and biodiversity are also being fulfilled. An edible living environment is being created in the Hoven, and the homes will be equipped with built-in nesting stones for birds, bats, and bees. Architecture

The homes in the second phase of the Hoven van Aarlesche Erven project have been designed by the architectural firm Visser en Bouwman. When designing the homes, the image of a village was kept in mind, with small-scale, spaciousness, tranquility, community spirit, and variation as guiding principles. Characteristic of the twelve semi-detached houses and three detached houses along the green ribbon are the large windows on the ground floor and French balconies on the upper floor. These elements enhance the indoor-outdoor relationship and provide stunning views. The terraced houses feature a striking wooden structure with a canopy, making the central part of this block stand out. These beams give the homes a rural allure and can also be covered with vegetation.

Aarlesche Erven, the new residential area, is located in an exceptional location. Future residents enjoy an ideal mix of urban and rural living. The vibrant city of Eindhoven is easily accessible within 15 minutes by train, ensuring that the city's dynamism is always close at hand. Furthermore, the center of Best is within walking distance, offering daily amenities. Sustainability & Biodiversity

Ballast Nedam Development and Novaform place great value on sustainability, health, and biodiversity. Therefore, all terraced and corner houses are being built as net-zero energy homes, and the semi-detached and detached houses as Nearly Energy Neutral Buildings (BENG). Buyers can even choose to upgrade their homes to energy-positive homes, generating extra energy for activities like charging electric cars.

Biodiversity in the neighborhood is further promoted. In collaboration with the Bird Protection Netherlands, it was decided to include nesting boxes in each home. Additionally, some of the homes will be equipped with an ecological 'Fauna Hotel'. This is intended to house various animals and further stimulate biodiversity. The hotel consists of built-in nesting stones for bats, birds, and insects, as well as tension cables for vegetation to grow. As a result, it becomes a true paradise for animals. The design of the Fauna Hotel is based on the advice of bird protection organizations.

Eetbare leefomgeving

The presence of the Green Forest and the small-scale food landscape is embraced in the Hoven. The nature surrounding Aarlesche Erven is reflected in the neighborhood. Within the Hoven, the concept of an edible living environment is realized by providing the front of the houses with edible berry hedges. To maintain an edible living environment, preserving biodiversity is also important. Therefore, the boundary fences on the outer side are provided with ivy hedges, supplemented with other (edible) climbing plants. Buyers also receive a voucher to create their own edible or sustainable backyard. This voucher can be exchanged for, for example, a workshop on 'Biodiverse Gardens' or a starter kit for a tea or vegetable garden.

Construction and Planning

The Hoven van Aarlesche Erven is being built by Van de Klok from Nijmegen. The exclusive pre-sale among interested parties has shown that there is a lot of interest in this part of the Hoven. In a short period, 50% of the homes have already been sold. This is good news and means that we will likely be able to start construction in early 2024.

Phase 1

Construction of the first 38 homes in the Hoven, located in phase 1, is progressing well. These homes have all been sold and will be delivered around the summer vacation.
