With the groundbreaking ceremony, the construction of the final phase of Tuinbuurt Vrijlandt has commenced. This phase consists of 61 homes for sale. The first phase is currently under construction, featuring 100 social rental homes by housing corporation Havensteder and 129 homes for sale. Councilor Zeegers, Sana Derksen, COO of Ballast Nedam Development, and Niels Doodeman, director of Ballast Nedam West, performed the festive ceremony. This took place in the presence of the buyers and executive Hedy van den Berk of Havensteder.

Councilor Chantal Zeegers (Climate, Construction, and Housing): "It's a great achievement that a green neighborhood is being built at this location. The houses are gas-free and equipped with solar panels. This is not only good for the climate but also reduces energy bills, significantly improving living comfort.

The Newest Nature-Inclusive Garden Village in Rotterdam

Tuinbuurt Vrijlandt is inspired by the garden village style and is characterized by specific spatial and social features with plenty of greenery. Greenery is extensively used in public spaces and for property boundaries. Incorporating decorative elements such as gates and ornaments is a typical feature and is reflected in the design of Tuinbuurt Vrijlandt. For instance, the plan includes two gate houses, and all homes have ornaments beside the front door that reference the versatility of a garden village.

The homes are energy-neutral, come with green certificates, and have material passports. Tuinbuurt Vrijlandt has a GPR score of 8. All homes are gas-free, connected to district heating, and come standard with rain barrels and moss/sedum on the roofs of the garden sheds."

A contribution to the biodiversity of Rotterdam

Ballast Nedam Development places great value on sustainability, health, and biodiversity. Together with the municipality of Rotterdam, landscape architect Karres en Brands, and Vogelbescherming Nederland (Bird Protection Netherlands), measures have been taken to make the neighborhood as attractive as possible for birds and other animals. Nest stones for birds and bats have been incorporated into the design of the homes themselves. Additionally, consideration has been given to the types of vegetation used for property boundaries and in public spaces, providing nesting opportunities, shelters, and food sources for the local wildlife. By diversifying the species, a varied landscape is created, contributing to biodiversity. This fulfills the objectives of Rotterdam's biodiversity action plan.

Quality boost for the region

The new neighborhood, according to the municipality and housing corporation Havensteder, will be a significant quality boost for the region and contribute to retaining families and middle-income groups in this part of Rotterdam. Havensteder will acquire 100 social rental homes, including 50 apartments. According to them, this plan also makes an important contribution to the ambitions of the National Program Rotterdam Zuid (NPRZ).
