Ballast Nedam Development opens headquarters in Rotterdam Building

Ballast Nedam Development opens its doors in its own Rotterdam Building, the new headquarters for the area developer. Rotterdam Building is a landmark office building located in the center of Rotterdam, next to the De Lijnbaan shopping area, at Aert van Nesstraat 45. Microlab occupies the upper floors, where there is also a members-only sky bar. The intermediate floors are available for rent.

Onno Dwars, CEO of Ballast Nedam Development: "The opening of our own headquarters in Rotterdam Building demonstrates our commitment to the investments we make. We have deliberately chosen to move into an office that we own and to make it suitable for the future.

We look beyond the technical aspects of the building; we also ensure that we become part of the local community, with a strong partner like Microlab contributing to that. For example, we participate in Rotterdam Art Week, but also the ground floor and first floor, where a completely new F&B concept will be located, will become a living room for Rotterdam Centrum."

A new step forward in office concepts

Rotterdam Building offers space for medium-sized corporates, scale-ups, start-ups, as well as co-working and flexible memberships for individual workspaces. This creates a warm and open community that collectively shapes this place in the city. Rotterdam Building is an example of a new generation of buildings with a societal significance for the city and gives an entirely new meaning to office concepts.

Architectural icon reborn

Rotterdam Building, an office building dating back to 1976 with approximately 22,000 square meters of lettable floor space, was originally designed by Kraaijvanger Architects. At full capacity, the building can accommodate about 1,800 people. The firm has also been involved in the redevelopment of the reinvented Rotterdam Building. Over time, the building has undergone a sustainable transformation, enhancing its character. Additionally, the facade of the building has been given a specially developed color in consultation with the architect and the Municipality of Rotterdam.

Renovation of the ground floor and first floor has started.

Renovation of the ground floor and first floor has commenced, with plans for an expanded entrance and a beautiful F&B concept and event space, details of which will be announced soon. The communal facilities are situated on the lower floors to enhance vibrancy in and around the building. The renovation of this part of the building is expected to be completed by the end of 2023.
