Fleur in Le Sud at the Groene Loper Maastricht: 91 City Villas and Townhouses for Sale
- 3/8/2022
The next chapter of Le Sud at the Groene Loper in Maastricht has begun with Fleur; an architecturally outstanding design by the renowned firm Bedaux de Brouwer Architects from Goirle. The sale of 91 Fleur homes will start on Thursday afternoon, March 10th. These are the last ground-bound homes in the southern part of the Groene Loper. This cohesive collection of 91 timeless homes fits into the rich tradition of white plastered homes in Maastricht.
Balanced Development
The 91 freehold homes in Fleur, developed by Ballast Nedam Development, consist of three separate sections with their own typology specially designed for the curved streets. The townhouses, manor houses, and luxury villas each have their own parking courtyard. In the city gardens, residents experience an oasis of tranquility while still being close to the vibrant, dynamic city life of Maastricht. The interplay of the Groene Loper itself, where people stroll, the excellent timeless design, the energy and material efficiency, and the focus on the health of people and animals make this project a carefully balanced development where Ballast Nedam Development's holistic vision is realized.
Distinct Identity and Collectivity
Fleur is a neighborhood with its own distinct identity, a fusion of city and greenery, for people and animals. Carefree urban life comes to life here, with the collectivity in the design uniting this neighborhood as one. The smart design ensures that homes in the curved streets have access to a garden room, providing a beautiful view of the street.
Architect Thomas Bedaux of Bedaux de Brouwer Architects: "When you think of home, you think of a house that feels like a coat, where you can retreat to relax but also feel connected to your surroundings. An environment that invites you to go outside, that is green and offers a safe place for you and your children to play, move, and meet. As architects, we have therefore sought out timeless and desirable architecture, and we have succeeded. Fleur is a place where you never have to leave."
Comfort and Luxury
Fleur offers a variety of homes from townhouses to luxury villas, with variations within these types. Some homes have a beautiful garden room at the front, another type has a double-height bay window for a beautiful view over the Groene Loper, or an extra French balcony on the upper floor. Almost every home is unique but clearly belongs to the same family. The living areas of these beautiful homes range from 112 m² to an impressive 238 m². There are homes with 3 bedrooms and also homes with as many as 6 to 7 bedrooms. This provides space for large families, small(er) households, and space for hobbies or a home office.
Cars can be parked in a private parking space in a closed parking courtyard at the rear of the home, with charging facilities for electric vehicles. As a result, cars are not parked in front of the house or on the street. This creates a beautiful, tranquil atmosphere in the neighborhood and encourages walking and cycling. The white plastered facades, dark natural stone plinth, and "belt" of garden walls and steps fit perfectly into the beloved and timeless architectural values of Maastricht.
Green and Sustainable with "Ecological Penthouse"
All homes in Fleur are energy-neutral, gas-free, and have an exceptionally good circularity score with an average MPG of 0.48 and even 0.39 as the best score. This score is achieved through smart material use, on the facade and through the use of wood such as in the window frames. An air-water heat pump provides hot water for tap water and heating. All homes on the Groene Loper are very well insulated, including triple glazing. Balanced ventilation is used for healthy indoor air quality, providing a pleasant and comfortable feeling throughout.
The roofs of, among others, the storage rooms are covered with sedum to counteract heat stress and promote biodiversity. Each garden is also equipped with a rain barrel. Nest boxes for birds and bats are positioned in a unique location in the plan. At each jump in the facade, there is a 'small ear' on top of the roof. The 'small ear' is an architectural gesture to end a series of homes, but it is also the future living room for sparrows or bats, which can reach it through an opening in the 'small ear'. This serves as a true ecological penthouse.
Special Street
The layout of the residential street René van Chalonlaan in Fleur has been carefully considered. Senior Developer Michiel Blom of Ballast Nedam Development: "Ballast Nedam Development has advocated for a car-free street, giving this street a high quality of stay and also allowing it to be designed much greener. By not opting for extra front gardens or developable land, but giving these back to the public domain, a collective green garden is created, which perfectly complements the pergola homes located on this street. With semi-open paving combined with large green areas, the trees and shrubs are planted in the ground. This creates a very green and shaded street profile with high quality of stay. This will be a particularly beautiful street to live in, play, and meet each other. For me, the meeting place for young and older residents of this neighborhood."
